Ask two things on the first call. How do you get paid, and what have you sold near me in the last six months? Good answers to both are specific and come without hesitation. Then notice whether the agent explains things or just reassures you. You want the one who explains.
A buyer's agent works for you when you're purchasing. They find properties, write the offer, and push on repairs after the inspection. A seller's agent works for the owner. They set the price, market the property, and negotiate the offers that come in. Same license, opposite sides of the table. Our agents do both, but never both sides of the same deal without telling you in writing.
The person in the model home works for the builder. Your own agent reads the builder's contract with you, checks what's actually included versus what's an upgrade, and shows up for the walkthroughs. We put in writing up front how your agent gets paid on a new build, same as any other purchase.
